Once you have your documentation ready, it's time to buy your home. After navigating the bureaucratic maze and sorting your documents, you start searching. Hours turn into days... and finally, you find the right one.
You visit the property, love it, make an offer, and the seller accepts. The next step is signing a "Deposit Contract" (reservation contract). At this stage, you typically pay 10% of the purchase price. This shows commitment and removes the property from the market.
Important Tip: Always include a clause stating that the contract is cancelled if the bank doesn't grant you the mortgage. This protects you.
Ask the seller for a Nota Simple. This is a crucial legal document containing:

Now it's time to visit the bank. (If you're buying cash, skip to step 4).
